One could always call APD Gang unit and ask them if they know of a problem at Bowie or within the surrounding neighborhoods. I'm sure it would be very low level, if any.

That is, of course, best, in order to get the most factual information.

Default High Schools are super important

Pay extremely close attention to the high schools. There is bussing from East Austin to Austin High School but the tolerance for gang activity is zero last I heard. Bowie has low tolerance as well. AHS also has an impressive alumni so google search AHS alumni.

Bowie is a newer school that mostly caters to Circle C. Times may change in 5-7 years but in the end, I believe that AHS will remain a prestigious public school due to its alumni. Bowie is also considered a "good" school so google search it too to see if it has any bad press.

Take a walk through the neighborhoods in the evenings and see what kind of people are out and about, the speed of traffic through neighborhoods, how the teens behave, etc.

Circle C is close to a large gas pipeline. I am unsure if the pipeline works but it was a big deal a few years ago when a gas company tried to restart it. If you buy in Circle C, make sure your house is not close to the gas pipeline. If it is, negotiate for a lower price.

Its hard to know how the property will appreciate in 5-7 years but in Texas...bigger is better.

Unless you actually want the house, since they sell for the same price as houses not on the pipeline. The people I know on the pipeline just use the easement for open space. It does work, btw.
