Thinking of moving back to Austin to be near my son (who just graduated from law school at UT and passed the state bar), and for professional opportunities for myself (more and better gigs).

What is the current status on flooding, anyone know?

Flooded with people.

Yeah, I would imagine. It was that way 20 years ago. I worked at the IBM facility; about 400 of us got laid off and I ended up teaching at a Montessori school. But from the standpoint of a musician and a private teacher, more is better.

Traffic was awful back then; I can't even imagine what it's like now.

But when it floods, is the whole city flooded or just certain areas?

Just certain areas. Here is an interactive floodplain map for Austin:

Just areas. South and Southeast tend to get hit the hardest - and anything backing to a Creek is hit and miss.

Flooding happens in very isolated areas, and only in extreme flash flood scenarios. Austin, as a whole, doesn't flood. Only specific areas that are low-lying with no infrastructure to stream the water quickly.

there is pretty much no flooding except in very isolated areas. Your chances of finding a house that will flood is low, but you should check just in case.

No one has mentioned atxfloods yet, so I will. Atxfloods.com will show you all the low water crossings. You can be pretty sure that flooding happens near those spots. Not so much in other places, but obviously the flood plain maps already provided are the best source. Just check atxfloods when it rains a lot.

If flooding in Austin is not a concern, how do you explain the following:

most of austin is not susceptible to flooding. Those are cherry picked instances over many different years.
