hi everyone

I am looking to move to austin late august.. I am very very active and exited to bike, walk on trails, see the river, love yoga etc. I dont like skyscrapers or traffic so looking to live a bit out, closer to nature and walking/running trails.

However, coming from DC I love to be car free. I see areas north near tech areas are perhaps harder to commute and not near river. I also love neigborhoods like arlngton or alexandria VA where people, young, old, kids, walk their dogs and say hi

. I see the zilker and barton springs area are near river but not sure how close to transit. I see rosedale and area of west university nice but prefer not to iive aroud all students. I also love golf, tennis so if access to these things are possible, all the better.
looking for 1br no pets,near trail or nature, hopefully under 1300.

That’s a long wish list.

You can rule out Zilker. It’s over budget, and directly across the river from all the skyscrapers. In fact, that budget is right about the average 1BR rate, including the heavily car dependent. Walkable usually comes at a premium. So, expect your options to be limited.

As for anywhere else. Until we know where your commute destination is, you won’t really get any quality answers. Public transportation options are very narrow - to find an area that you can handle everything in will be extremely tough.

Maybe Mueller. The new complex near the performing arts center had tents starting st about $2050 when I called. The trail is nice, you can walk to the grocery store and you’re on several bus routes.

If you want to be car-free even part of the time then Mueller is definitely worth a look, though it is much denser than most Austin neighborhoods (which is the only reason that it is so walkable, because everything is nearby). But there are people with dogs who say hi! We definitely have those.

We are also close to several bus lines and the MetroRail stop is not far (the MLK stop is the closest, but the Highland stop is not too far either). There's a golf course right across Manor road. I don't think you can get in under 1300 though unless you qualify for the affordable housing initiative and even if you do that's going to land you on a wait list so not August.

Wow. thank you for the suggestion. I have been researching nonstop and did not even consider Mueller. I am looking at rosedale, west austin and the area of south lamar so i can be close to running trails. I do like dogs and enjoy getting to know neihgbors. I am grateful that the metro access in areas near downtown seem pretty decent. I am also looking into Allandale, which also looks friendly and convenient.

It seems like Soco is all party so prefer to stay away from the loud night life areas. I will be working downtown and would like a nice commute via bike or metro to friendly quieter home. I am checking out things with a realtor late august. I am assuming that is best route?

Moving from dc, so rent price 1300 is still doable but ideally 1200 or so would be good. Oh also not a fan of living on highways so if anyone has more suggestions let me know. Mueller now added to my search

The OP's wish list, while admirable, isn't going to happen.

A bit out, but with public transportation/bikeable. Nope.
Under $1300. Maybe, but it won't be in Mueller, and it won't be in some bucolic mixed neighborhood.

Also. SoCo is not the nighttime party scene - it's the Sunday Funday/Brunch party scene.

OP, have you ever hopped on your bike when it was 85 degrees at 8AM with 65% humidity and pedaled 3-4 miles dodging a million idiots that think your bike is a nuisance.. then casually strolled into work?
