I will be working at Champion Grandview and looking for a home to buy ans my budget suits Leander beter. But I have a daughte who’ll be going to Elementary.

Ya, unfortunately Iíll be working at Champion Grandview . Where would you suggestI live to avoid spending time on commute? Schools are important. Iím looking to be at work in 20mins or less. Looking to buy a townhome or single family home less than 350k.

To be within 20 minutes, you're looking to be east of 183 around McNeil and Anderson in the older homes of the '80s and '90s. Some have been updated. You won't get new construction in your price point that close to Champions Grandview.

Toll Road is the way to go on anything related to 183.
On a good day (no traffic) it can probably be done in approximately 25 - 30 minutes.
If feasible or possible, I personally would just leave earlier to avoid traffic, otherwise...the others are correct - 45 minutes to an hour during commute hours.

Why not rent for a while? You can see what part of town you like in the time you are renting.

Thats the plan. But if I rent from now until the next 3 months ( min. lease duration mostly) it falls in the peak hot summer housing market.

So rent for a year and pick up the shallowest point for both buying and renting.

I would rent at the apartments right by there. The schools are good (Doss/hill) and it will allow you to get a feel for the area. You will also have a very short commute.

If you really have to buy:

Northwest hills has a few townhomes that come up periodically in the 350K range. That is centrally located so if you change jobs it wont be a terrible commute. those are a bit smaller in the 1200 sq ft range.

A little further away danwood, parliament place etc (78759) have houses in your price range. Those will be in the 2000 sq ft range.

if you add 78727 (the area between 183 and mopac around duval) then you add a lot more. Apple is building their new campus right by there so I expect home values to go up. They will be in the 2400 sq ft range.

The only 2400 sq ft homes I found under $400k were in Scofield Farms. If you've got something under $350k around Duval between the Mo and 183, it would sell tomorrow.

Think long term. Now is the shortest that trip will be. With all of the people moving here that trip will only get longer. Both ways do not forget.
