I am looking for an acre or so in a maintained community. A view would be great. I like Rio Ancho Ranch in the Liberty Hill area and I also like Hidden Creek Estates in Liberty Hill. I will be building my own home so bring your own builder is a must. I would also prefer utilities to already be there. I want to stay under 100k, is there any neighborhoods I am missing in this area? I am not picky on a location just need to be around 30 min to both Georgetown and downtown Austin.

Let me save some grace for you before other people starts bashing you
You cannot live in either of the 3 places and be located 30 mins from downtown Austin. May be if entire city is in lock down and you do the speed limit throughout your route it might be remotely possible.
Please do a bit of due diligence.

For $100K, you will only get 2 of the 6 criteria you listed above. To meet all 6 criteria, it will cost about 500K, and would only be found in 78731, of which there are maybe 2 or 3 properties for sale in that zip. If you take out the distance to downtown requirement, then you could get maybe 3 of the remaining 5 requirements.

I'm in Leander. Without Traffic, barring Covid-19 I can probably get to Downtown within 35 minutes assuming I pay tolls. Otherwise forget about it. You'll have to sacrifice some of those desires. For views you can check into Largo Vista area, I believe there are some still some affordable vacant lots out there. You won't be near very many amenities, Georgetown or especially Downtown Austin however. Liberty Hill, Leander, Georgetown however you will not be getting many views, and you'll still be more than 30 minutes from Downtown Austin after traffic ramps up again. Georgetown however can be access pretty quickly from Liberty Hill.

I found a property at around 620 and 183 six months ago that was 150K. That was pretty close to meeting your criteria except views, 100K, and an acre

There is a property in east austin north of 290 (applegate dr) that is 139K, .6 acres, has creek that would meet almost all your criteria in windsor hills.

there is a .24 acre lot in cedar park that meets your distance criteria, has a view (backs to greenbelt), meets drive times, but is less than 1 acre.

go to austinhomesearch.com and change the filter to lot/farm.

nothing meets all your criteria so you will have to figure out what is most important.
