I have a 50'wide x 30' deep backyard. As per the plan from the builder, I see a 15' Build Line (BL) from the back. All the information I find online says that a pool has to be at least 5' away from the house. This leaves us only 10'.

That makes it very tough to build a decent-sized pool (15'x30'). Is there any way around it? I feel like we have the space and that 15' is not usable. Has anyone faced a similar issue? Looking for y'all's suggestions and ideas.

Also, we do not have a back neighbor and it's a green belt.

The building line is for structures, but apparently the coping/decking can be in the setback area. The setback in austin is 10ft, but plats tend to govern. You would have to look at your plat to see if you have modified rear setbacks. Your HOA for example might deny the plan.

Wow that’s a small lot. Setback or not Basically your entire yard is the pool. Personally super small lots like those just don’t work for pools as there’s not just the pool but also the equipment and pipes etc. if you desire a pool you should’ve gone with a bigger lot in my humble opinion…

Overall lot size = 50'x120'
Front Setback = 20'
Home Depth = 70' (yes, my plan is extra long

Left with 50'x30' at the back.

what subdivision are you in? or do you have your plat?

travis county has newer plats available for online search, but their search is terrible.

I wouldnt go by a builder drawing to determine setbacks, though a survey will take into account the plat. My plat says

I do not have my plat. The builder-provided drawing has the Build Lines mentioned.
It comes under Williamson County. I tried to find my plat but no luck. I could find a community plat that mentioned 10' P.U.E. and 2.5' P.U.E on the sides. It did not say anything about Build Lines.

Although, I see a similar clause like yours:
"Building setbacks not shown hereon shall comply with the most current zoning ordinance of the city of Leander"

I am still looking and researching on this "Is the Build Line applicable to pool?". If Yes, Is it possible to get an exemption from the HOA/County? I will keep looking to find this.

Lastly, if it's not possible, I will have no option but to settle for a smaller pool . Thank you for your time .

A pool company can find all the relevant information. Though they are slammed.

They might also be familiar with the leander rules in general
