The real estate for the old bungalows in the inner city are way way overpriced. What gives these bungalows are going for 110K in SA,.120K in Houston but 439K in Austin. What gives???

Location next to what. The same goes for those city too are do Austinites love to be ripped off. Gotta to be the highest in the state

Supply and Demand! People want to live in the city, they are willing to pay more to do so. It's the same in Seattle.

The river, 6th Street, Zilker Park, hike and bike trail, downtown, easy access to IH35 and Mopac and 360, SoCo, UT in the case of Hyde Park . . . the list goes on.

More people in Austin want to live in those areas and in those houses than there are houses. That's the simple answer - as said above, supply and demand.

I would re-check your data on Houston. Bungalows in any close-in and desirable neighborhoods are much more expensive than you suggest.

Yeah, I think you're off on your data.

Also, Austin rules the roost on "brand identity" and desireability and thus commands higher prices (though not at the differential you quote) than other Texas cities.

Houston is less expensive than Austin, but if you tried to find any really cheap bungalows, say, in a close in neighborhood like West U., Rice Village (where I used to live) it's now gotten pretty darned expensive. I think the Heights in Houston is relatively affordable however.

Even the heights is more than twice as expensive as was suggested.

Twice Austin level or twice SA? I would believe twice SA, but not twice Austin... the Heights is about the same as some of the close in Austin neighborhoods (and often compared to them), but maybe slightly cheaper per square foot. West U, areas of Montrose, I could see higher than Austin...
