Help leasing in downtown/south central Austin? (Riverside: real estate, townhouse)

I'm looking to lease a home by June 20th or so. My girlfriend and I, as well as her daughter (4yo), will be living together. Here's what we're looking for:

2BR/1.5BA, Sunroom/Office preferred.

Location: Along Ben White, preferably just north along SoCo or SoLa.

REQUIRED Amenities:
Washer/Dryer connection (Full-size)
Private, lockable garage (motorcycle)

PREFERRED Amenities:
Fewest Shared Walls (small child)

Despite having our little girl, we do not need carpet in the home. We're looking for a loft, townhouse, or small house with a real eclectic Austin feel, and your website seemed to be right up our alley. We'd like to stay around the $1,000 mark, but have some flexibility for the right property. I am an upwardly mobile IT professional, she is a yoga instructor and mother. We're looking for our home for a while - we do not desire to purchase in the next few years - and we want it to be something comfortable and warm. My office is out by Riverside and 71, and her work takes her all over the central Austin area.

We only have a few weeks to settle on something - I have to fly to California the first week of July, and the second week of July I'll be tied up and unable to move. My current lease expires on July 15th. I currently reside in a house down south, renting from a private landlord who will be giving the house to her sister at the end of my current lease.

Any help would be GREATLY appreciated - references to specific properties, your favorite real estate agents, etc.
