Default Buying a home. Help!!!

I am looking ot buy a new home in Austin. I have looked EVERYWHERE. I am trying to stay in the low $200k range. I am paying it all in cash, up front.

I am not set on any particular side of town. I would rather not live up north, though. Lately i have been checking out everything east of 35, 41 Waller, East 6th district, Chestnut Commons, Agave, The Villas at Sendero Hills.

I am leaning toward either a house at Agave or the Villas. To me the neighborhood seems a little nicer than the ones closer to 35 like the Chestnut area. Granted, there is a Prison in the area but on the off chance someone does break out I doubt theyll be wanting to stick around for too long... I hope. They are doing some cool things in that neighborhood and its not too far from anything. Most importantly, the price points are extremely competitive.

Doese anyone have any suggestions? Should I buy here or look elsewhere?
