Default demo home and rebuild in central Austin

Thinking about demo-ing an old home in Central Austin and rebuilding on the lot... For use as primary residence. I have handyman/carpentry skills, is it worth it to become your own contractor? If not are build on lot companies trustworthy (i.e., reliable and skillful crews, acceptable costs, timeliness)? Price per square foot on practical but comfortable home in the area? Any constructive (pun?) advice is helpful,

You sound as if you have little experience in this area, please excuse me if I am wrong. I would recommend buying "Your New House" by Alan and Denise Fields. They are consumer experts and write very well. The book can give you a good overview of what's required, types of builders, how to pick subcontractors, what to watch out for.

Then you need to learn about the process in the city of Austin. It can be quite involved, depending on the neighborhood (is there a city-approved neighborhood plan), the existing zoning on the lot, whether or not there is any historic interest to the house, if you need to take down large trees, and of course the McMansion ordinance. I'd spend some time at the City Development office, they are generally nice and helpful. Especially since you will need a demolition permit to start.

I don't know anything about build-on-your lot companies. I do know a fair number of builders and architects and I had my current house built for me. Generally, it can take from 6-9 months to build a house, depending on size and quality of finish out, you'd want to budget about $100 a sq foot. I'd start at $150 a sq foot.

It can be worth it to be your own contractor but it will usually lengthen your timelines. Time can be money too. Good subcontractors will send their best crews to general contractors who give them regular work over the years, they will know you are a one-time customer so you will be lower priority.

It all depends on your budget, timeframe, skills, and comfort level.

Be sure to familiarize yourself with the McMansion ordinances in central Austin. Depending on where you buy and tear down (ex: Clarksville) you may need zoning and neighborhood approval.
