That's true, but mostly seen in older homes in Austin built in the 60's and 70s'. The areas off Oltorf in East Austin, near Burleson for example - most of those homes have had or do have settlement problems due to clay soil movement, but not all. I own a rental property over there and it has no foundation problems at all.

I don't think it's as much of an an issue on most newer homes either. If you're really worried about it call Centex House Levelling and ask them if they do a lot of work in Teravista. They'll probably say they've never been there. Also, those homes should all still be under builder 10 year warranty. But the foundation levelling companies are your best source of information since they are the ones fixing the problems and they know which areas have a lot of issues.

Pflugerville used to be a big open field. So was Hutto and Taylor and Round Rock. When I moved here 3 years ago, there was almost nothing here, not even the toll road. The toll road ate up the big open field between here and Pflugerville and now its rooftop after rooftop. Looks completely different. The downtown in Pflugerville is older, cleaned up and cute, but very tiny. Only along one street. Some cute shops and cafes. There is a Mexican food place there that I've heard good reports on. Some figures on how much it's grown on this side of I35, 2 years ago, there were less than 2,000 people (Hutto). Now there are a little over 17,000. That's an enormous amount of growth for just 2 years.

Default Check out Sunrise Montessori in Round Rock

I highly recommend Round Rock, both as a place to call home and for a Montessori school. I have my daughter at Sunrise Montessori and they are fabulous! She has grown leaps and bounds and loves her teacher. Do not go to the Pflugerville Montessori as they are terrible in comparison. Good luck with your move!

How do you like Forest Creek? We just bought a home there on Harvey Pennick Drive in December.....we are renting it out until our youngest daughter graduates next year....our youngest son is 11 and will be in his second year of Junior High when we move.

We live in Round Rock Ranch off of Gattis School Road. We were one of the first families to buy there, in 1993, and have seen it grow into a really lovely neighborhood. Some great trees in the older section and a quick hop on the toll road will (eventually) take you right to the airport. Quick and not crowded.

Which side of Harvey Penick? We just moved to our new home right off of Harvey Penick, close to the school. I love Forest Creek as a family friendly neighborhood. We have awesome neighbors. I am not in love with the HOA - but it can't all be perfect

One thing to point out, there is a newer section of Round Rock Ranch. We rented there for six months while our house was being built. We were still able to send our oldest to Blackland Prairie Elem., which is great school, but we were also one of about 7 rentals on the street.

I don't know what the owner occupancy rate is, but my guess, and it is a guess, it is about 70%. For the agents on the board, is 70% a "material" percentage for one to worry about in a residential neighborhood?

Default Planning on move to Austin area - looking for answers

Hello all!!!

My wife, son (8yrs old) and myself are moving to the Austin area towards the end of the year. We have been looking at Round Rock and Geaorgetown areas to live and open my businessness (doctor's office). Can anyone give us some insight on commute times to Austin. Commute time is important since we will be taking trips weekly downtown near U of T. I have also been hearing and reading (on the Forum) good things about SW Austin, any comments of what's happeneing there.

We are looking for a "small town" feel so we can be very active in the community and enjoy outdoor activites.
Last thing does anyone know how taxing is for private business owners, or where can can get info on it.

you had with the HOA?....The management Co. doesn't seem to be on the ball....I sent them the letter of authorization to deduct our fees from my bank account right after we bought the house in December and 3 months later they sent me a late notice.....It seems they misplaced the form and then deducted 3 months at once and charged me an administration fee!.....It took 6 phone calls and 2 weeks to get it straightened out ...or so I thought, the other day I got another late notice!
How old are your children? Did you move from another state or are you from Texas? What's the story with the small lake near the clubhouse....are residents allowed to boat there? Angel

Hi Patrick,

I wanted to give a quick answer/suggestion for you.

First if you are planning to open a doctor's office I would suggest taking a look at the Cedar Park areas on 1431. The new Cedar Park Hospital on 1431 has just finished completion a few months ago and and there are many surrounding office/medical buildings going up in the area. East of I35 while continuing on 1431 into Round Rock there is a new Scott and White hospital as well as the Seton Williamson County Hospital (very nice facility).

My husband and I actually live near 1431 (on the west side of I35) in a home on a 2 acre lot but there are a variety of homes / subdivisions in this area ranging from small lots to large lots and old homes to new homes.

We also have a condo downtown and it takes us about 30 minutes to get there (during non peak traffic times). So it would take you roughly the same time to get to the UT area. It's quickest to take the 183A toll road and then hop on MoPac (loop1). Your alternate route of taking I35 would take about 40 minutes.

The SW area you are asking about is most likely Bee Caves which has appreciated quite a bit already but is still a good area.
