Default cypress canyon vs deer creek vs twin creek

I am looking at homes in the part of cedar park where twin creeks, deer creek, and cypress canyon vista/preserves subdivisions are. My price range is 240 - 280K.

Most of the homes in my price range are in cypress canyon vistas. I am concerned with the construction that will be going on in cypress canyon preserve. This portion of the subdivision is not developed at all, and is causing me some worries.

* Any opinion on what it is to live in cypress canyon vistas in next 5 years will be like?
* Do you think that cypress canyon will preserve its land value?
* How long do you think it will be before the vista/preserve will be finished out, and it will feel like living in an established community?
* Am I better off waiting to find a home in that range in deer creek or twin creek? With a weak economy, some homes in this range do pop-up now and then in deer creek and even in twin creek. I don't mind waiting, but can somebody list pro/cons of these communities. Is cypress canyon as good as deer creek (the portion that is already developed)?

The builders are the same, so I don't think that will make any difference. There are pros to building new (picking out the things you like), but it seems like there are much better values to be had in existing construction.
I live in Deer creek and one of my friends just built the exact same plan in Cypress Canyon. Her lot is gorgeous and wooded and mine backs up to another street. It seems like C.C. is more green and secluded feeling. I think that's nice.
Do you have kids? There are a lot less kids in twin Creeks. That could be a plus or minus, depending on what you're looking for.

Those are all good areas. I used to live in twin creeks. The only difference may be the sizes of the lots. I think the majority of cypress canyon vistas are on 50' or 55' lots while twin creeks and deer creek are closer to 60' to 70'.

The HOA/activity dues may cost more in Twin Creeks but the neighborhood is so beautiful! I miss the canyon views. (I now live in San Antonio)

There are a ton of kids in all the areas. When we had the annual Easter Egg hunt, I couldn't believe how many kids there were in Twin Creeks.

If you have you eyes set on Deer Creek elem., only the front part of Twin Creeks before the traffic circle is zoned to that school.

I live in CC preserve and there are not that many lots left. We have been very happy with the quality of our build and the location of our lot which is on the canyon.Our Realtor feels that this area will only go up in value due to the types of lots and location. We love the privacy and the quietness of the area. We are very close to the undeveloped section and at the rate they have been selling I think it has been estimated that it will be done in the next 2-3 yrs. we seem to have a good HOA (which encompasses Deer Creek, CC Preserve and Vistas) and it is a great neighborhood for families.

A little info on the Cypress Canyon Vista area. The land just across Anderson Mill from where the model homes are is set to be a park with running paths and bathrooms. The land just across Lime Creek Road from the neighborhood is wildlife preserve, never to be built on. The land just behind the neighborhood (back behind the pool) is also wildlife preserve, never to be built on.

What does this all mean? No apartments or strip shopping centers around. I would predict the property value goes up a lot in the next 10 years for all those neighborhoods TC, CCP and CCV, DC

I live there and love it.

We looked very hard at the Preserve section and almost bought there. We ended up building in the Ranch at Brushy creek. We ended up with a bigger lot and privacy while being a shorter to my work. I tried the commute from the preserves and it wasn't pretty.
