Are you looking to build custom or with one of the "big" builders? If you're looking for custom, I highly recommend Premiere Partners (Jason Crabtree). They have a refreshing business model. They get three quotes on all of the subs and actually SHOW them to you. They charge a flat fee of 10% on top. A lot of other builders use cut-rate subs to pad their profit and you don't really know who is working on your house. They are often over budget, adding in extras along the way. I guess what I was trying to say is that the "included" upgrades from builder to builder differ. In my experience, Drees has more included upgrades than Meritage and the base price of the house was actually cheaper. Your mileage may vary.
