Thanks again for your input. It does help. I'm afraid we're the poor folk. We're trying to find a place under 200,000. I checked out: Lakeway - out of our reach Spicewood - nothing came up in my search Bee Cave - also nothing came up in search Steiner Ranch - holy moses (out of our league) Westlake - nothing came up within our range Lantana - nothing came up I'll look at Shady Hollow, Oak Hill next. Hopefully we will be there during April for about 7 days to look around. I suppose renting is an option but I really don't like moving the children around from school to school. I figure I'm going to be like Monk, (the tv show guy) when I get there and drive around with my hands out the windows waiting for the right vibe or karma. bonkers I am We're not from money. I'm not apologizing for it, just stating a fact. I do look at all the homes though and wonder what people are doing for a living that affords that kind of home. WoW!! Seriously, I'm in awe of some of them. But alas...it's how the other half lives. (not so sure that I can say half in these times but you know what I mean) Thanks again. Just checked Shady Hollow, Oak Hill - nothing.

I can't live without space, (doesn't have to be acres but I can't live in those subdivisions with the homes on top of each other.) Plus I can't/won't buy a house with a wall in front of the kitchen sink. Whoever did that really must have issues. I'm totally depressed now. Thanks Frank. Ugh. I'm going to stop looking and maybe one will fall out of the sky. I'll tell you this: I'm sorry we didn't move faster on the ones we did like. They went like hot-cakes!

old: look at pfluegerville, Hutto, Round Rock, Buda and Kyle--lots of subdivisions with nice homes from 95K to 199K with lots in the 150K price range----for us real folk who dont do whatever those folks are doing to own homes over 200k--i can feel what you are saying.

just look up Homes for sale and put in any of those names, listening are great and awesome prices with big back yards.

there are homes for "our kind of people", i am surprised there arent real estate agents helping real people in here find real homes in a so called economic crisis-not much of one if people are only buying the expensive homes

Okay, check out Manchaca and Buda, as well as Oak Hill. Sometimes there are houses there, relatively affordable, on half an acre or more. They're all within a reasonable drive of Austin south of downtown (how far south, by the way? That could make a difference).

Well there are "real" homes but they are not in the newer subdivisions.
Mostly posted here are folks looking for the upscale new ones so you don't hear too much about the 1980's blue-collar type neighborhoods.

But don't give up. They are out there full of mature trees, nice manageable homes on decent sized lots and down to earth people.

Another option. Some of the small towns have their own little papers with real estate listings. Our paper is tied in with Georgetown and Taylor and they usually have acreage sites listed or homes with big yards as opposed to subdivisions. I personally know 2 realtors out here who do great work, we used one of them even though her office is out near Cedar Park. THL is usually pretty good on here for recommendations and she doesn't seem to discriminate. She'll recommend it if she can find it (sorry, not trying to do a commercial for you THL, just my observations )

google thehuttonews click on classifieds, then in the search box type in real estate for sale and it will have a section on the left with some homes that have pictures and then a link at the bottom to click for more listings. There's one in Taylor on 12 acres listed. There are some in Thorndale too.

I found a relatively cool site...Homes.com and you can see a smattering of what's around. I liked the links to towns nearby your search area. I couldn't believe there was a house in Granger going for 1.3 Mil.
