Does anyone have any info on Austin's Colony subdivision (south of FM 969, a little way east of SH 130); also the subdivision immediately north of Austin's Colony, on the other side of FM 969?

I currently live in a townhouse in NW Austin, but may be looking for a larger house in the next year or two. Funds available will not be sufficient to purchase a house west of I-35, and financing is not an option. And please, squeals of horror at the idea of living east of I-35 are not acceptable.

I don't know anything about those neighborhoods other than they're in an area in which growth has been seemingly phenomenally slow compared to most other parts of Austin. I encourage you to drive out there to see the neighborhood before even enlisting a agent to help in your search.

If you're determined to live east of I-35 and slightly out of town, try the Harris Branch area a few short miles from I-35 off of 290 East.

Harris Branch is about a 15 minute drive from downtown on 290. It is a nice quiet neighborhood. The main problem that I see is that there isn't a grocery store store really close. The closest one is about 5 miles away at parmer and IH35. What type of home are you looking for?

Thanks for the replies. However, Harris Branch may be on the pricey side. One of us is retired (and would thank his Maker - if he believed in Him - for his modest defined benefit pension plan), the other is currently unemployed (without good prospects in the present situation). That is why we are considering moving to far east Austin (an area clearly unfamiliar to most contributors to this forum). Of course I have already driven around the area and sniffed the wind, so to speak. My reason for posting here was to gather informed opinions about the area mentioned in the thread title.

A cousin of mine lives just off of East Braker Ln. They bought a house in a neighborhood there and remodeled the inside. For the area, it seems like a pretty decent neighborhood, but I'd almost be certain, as Anglos, they are the minority there. But, he didn't express any concerns about safety where he's at. Are you looking at Far East Travis County?

Quick question. Am I wrong in thinking that there is an assumption that Anglos should be the majority?
A look at Mapsco and the above postings will show you the area I am considering.

We drove out there about a year or so ago, because I was curious about that subdivision. It seemed decent (who knows tho), but it's faaaar away from just about everything.

In looking at the prices of houses for sale in Austin's Colony, I know there are comparable properties for sale in Pflugerville in the older subdivisions (Gatlinburg, Heatherwilde, etc.) That would give you the added benefit of being in an actual town with stores, emergency services, etc. closer than they are in Webberville.

Austin Colony is nice, lived there for 4 years late 90's-early 00's. Only gripe I had was the morning traffic out of the neighborhood because of Hornsby-Dunlap Elementary. When I first moved in, it was a two minute drive out of the far end of the sub-division to 969. Four years later, it wasn't uncommon for it to take 30 minutes just to get on 969. They did put up a traffic light but that hasn't helped much with the growth on the East side towards Weberville and traffic from Bastrop avoiding Highway 71. You should be able to get a VERY good deal on a home there.
