So I was driving down 38 1/2 street, and then onto 38th st today. Driving away from 35, towards the Seton Medical complexes... golf course on my right.

Passed through cute neighborhoods of older and restored homes. Many were craftsman (I love craftsman style homes).

Where was I - and what is the price point of this neighborhood?

It sounds like you were driving through Hyde Park, assuming that was Hancock golf course...not sure if there aren't others in that area or not. Anyway, if it was between the interstate and Guadalupe, then you were probably in the middle of Hyde Park.

This is a really neat area, but it has some issues. The lots are expensive, so some very run down houses cost lots of money. Some have been fixed up, but that costs some more serious money. There is a high percentage of students in this area (it is where I lived during most of my years at UT), but not nearly as disruptive as West Campus. Lots of cars parked in the road, and quite a few late night parties in those cute houses.....

Edit:
Did a quick look. The cheapest house in the area (on one web site, anyway) was:
$325,000 ($310,000 on TravisCAD, $150k for land, rest for the house)
1220 sq ft
85 years old
2 bed/1 bath

Just at a glance, it looks like the properties run, typically, from $500k to a million. The house to the left is $950k and the one to the right of this one is $750k.

Yep, between the interstate and Guadalupe.

Hype Park.. interesting, I have heard a lot about that neighborhood.

Thanks for the info!! It reminded me a lot of Seattle - with yes, cute little older homes, that cost a bundle to redo, etc. Same sort of look - so I enjoyed driving through.

Eastwoods park, just on the south end of the Hyde Park area, was the weekly gathering of engineers and their kegs. There were between one and three kegs most Fridays, and a game of volleyball and/or bocce ball. It was cheaper than trying to drink that much beer at the Crown and Anchor or Posse East. Of course, the drinking age was a little lower in those days.....

Jenbar, if you keep going on 38th toward Mopac (heading west), once you go past North Lamar you will find neighborhoods on your right that are a lot like Hyde Park but without the students. Mainly the area is called Rosedale. Also, if you keep going on 38th and then turn left on Jefferson, you'll be in Brykerwoods. Another great area of older homes but no students.

Prices start around $350K.
