at 200k a 180k offer isn't riddiculus :-) I'd put it in my list of places to visit, your real estate agent can help you with the offers.

Go to www.austinhomesearch.com and you can search by price and school district, and neighborhood, so you can get an idea what neighborhoods appeal to you and what kinds of homes are available. I recommend Crystal Falls and Vista Ridge. However, you may also like Westview Meadows, Benbrook Ranch, and North Creek. All are newer neighborhoods, beautifully situated, that have nice amenities. Also, I think Lakeline Ranch is beautiful, but it is right next to the high school, which to me is not very desirable because of the stadium lights on and noise on a weekend night. IMO, anyway! )

Blockhouse Creek is also VERY nice--a more established neighborhood with nice amenities: dirt bike course, pool (with a swim team), and really good schools. Downside: commuter rail track runs right through the main entrance which may lead to problems when it starts running.

i just did a cma for a buyer client in the area north of 620 around hatch road and there were some nice properties that came in around that price point -- it's in cedar park officially but shows leander schools

You have to be careful with the Ranch at Cypress Creek. Several years ago, before Anderson Mill was cut through and the nice neighborhoods built (Deer Creek Ranch, etc.) KB homes finished out that neighborhood with very large but strange looking homes. With trees and great upkeep, they've blended in OK with the area, but they're still aging KB homes...just keep that in mind.

There should be a whole lot out there for you in that price range. CATXTranplant.... you have sold and found many properites out in those areas.
