I suppose if someone took it and put $100K into it, they would have spent $280K on a central austin property. Not bad!

You are looking at a property where the value is in the land! The land in central Austin alone can be quite pricey. Depending on the exact location and the size of the lot and the zoning of the lot, $180,000 can be a sensible price. My own tiny central Austin lot (.16 of an acre) is assessed for property taxes at over $100,000. A more conventional sized lot (say 60 x 100) zoned SF-3 and in central Austin would go for much much more.

That's really not enough information to let you know what's going on. What part of Central Austin? (It could be that $180,000 is a real steal, depending on the neighborhood and what might be happening in the neighborhood that you might not know about - say, the rail line station is right up the road when it opens.) Really boarded up, or are you taking poetic license?

I did google. Sorry, I'm lazy and ask first. I hear what you're saying. I will cease to write for the next few hours at least while I make an attempt to back away from the computer before my head explodes. Gotta get outta here and get outside. Later... yah, I take poetic license all the time and I didn't even know what it was called. Now my head is mixed up.
