What should we know before renting a home in a HOA neighborhood? I've read a lot on the pros/cons for homeowners, but can't find much in the forum that addresses renters/tenants.

Obviously, renters would be expected to follow the HOA rules - do landlords disclose these up front? Are there common problems that seem to pop up in these scenarios?

I would definitely find out what the rules are before signing a lease, and find out who is responsible for any fines levied. Make sure you are comfortable with the "lifestyle" rules.

I could see you being responsible for any fines that arose from your "conduct", but fines levied due to the state or maintenance of the house should be taken care of by the landlord.

Landlords are responsible for giving you a copy of the HOA rules before you move in. They are also responsible for paying the HOA dues, and should provide you a key that gives you access to the community pool and any other ammenities. Any fines levied would be the responsibility of the landlord since they are the actual homeowner, but they would most likely pass those on to you if you were responsible for an HOA violation ex: not keeping the lawn mowed, or keeping your cars parked in the street. All of that should be spelled out in the lease as far as who is responsible for what, so be sure to read any lease you sign carefully.
