Appreciation in Round Rock with lot of growth
Round Rock seems to have lot of growth in last year. There is a new IKEA, big outlet mall, J.C.Penny, lots of restaurants, hospitals...HEB and there is more to come.
So will buying a house in RR areas like Mayfield Ranch or Teravista appreciate 5 years down the road...or it is advisable to spend 40-50K more and buy in Cedar Park...Any comments advice will be great

Before you decide, try and find some folks that live in Teravista and talk traffic. I overheard a conversation at work, so treat this as hearsay, and the woman was saying it took 15 minutes just to get on the IH 35 because you have to wait several signal timings during rush hour. If they get a bad rep for traffic, then obviously you have to have additional pluses.
We almost bought in Teravista in '03, and it would have cost about $285K with some options for a 3200 sq. ft., and that was not the larger lots section near the golf course, but was one of the Stoneview phases.
I just checked the Teravista website, and I believe we were looking at the Carlton, based on the size, and it is now $296K base, so is has gone up $11K, plus an unknown amount for options, in four years. Lets speculate and say another $25K, so 12.6% increase since '03. The compounded inflation rate over the last couple of years has eaten into that percentage, but again, it appears to have increased, which is a good thing.

There is still quite a bit of new home construction in Round Rock, in general. In my opinion, the appreciation would be comparable in both areas. There's talk of a water park to be constructed nearby Mayfield Ranch. Here is the link: http://www.impactnewspaper.com/www/docs/121.1193

Cedar Park V RR
This is my view. Have just relocated to Austin from the UK. My husband & I looked at plenty of houses for rent. And we preferred Cedar Park to RR. Mainly because CP was more "green & scenic" than RR, in our opinion.

If you go North of Round Rock, out toward Georgetown, It's greener and prettier.

I just tried couple mornings getting out of Teravista and getting on I35 at 8:00 am and traffic was not bad at all.....I know Cedar Park is pretty...but on other hand Round Rock is very convenient with lots of restaurants, IKEA, big movie plex, HEB Plus, doctors and hospital around...Also there is more stuff coming....You just drive out of community for about a mile and you will get everything you need.....May be I am lazy....but especially with bad weather and rain for half of days in a year in Austin it makes sense to have things close to where you live......I think everybody would like some convenience...

My neighbors parents live in Teravista and they love it. She was looking to buy there a year ago, and recently looked again - and the prices have gone up a lot already, in just a year.
I think Teravista would be a great investment... and the community sounds amazing... if we weren't locked into this subdivision because we love the school and have family down the street - we would be checking it out too.
