We looked at River Place too, and ultimately eliminated it because of the pool issue. It just generally didn't have the friendly feel that Steiner does (and Circle C, for that matter). And the HOA is insane. I mean Steiner's is fairly strict, but RP is off the charts. You know that whole parking in the driveway arguement? Well, RP HOA doesn't allow you to park in the driveway over night at all. All cars have to be in the garage. That was the deal breaker for us. We wanted to be in this house forever. And I didn't want to have to pay fines every time my kids came home from college for the summer because I didn't have a 4-car garage.
Our homeowner insurance is no higher with a pool than without. Maybe it's just us.

Really? My brother-in-law put a pool in about 2 years ago, and their insurance went up pretty nicely.

Nope. Maybe because we have our cars insured with them too and we've never had an accident?

Back to the topic at hand, could you rent for a while? Dell and Frog are verrrrry far apart and could make all the difference in terms of a commute. I would wait until the job is secure before buying a house.
I would prefer Cricle C personally. The location is excellent and everything you need is nearby. Everything seems far from Steiner. I go to a playgroup there twice a week and it's killing me. It's beautiful out there, though.

Is the commute from Circle C to downtown (and vice versa) really only 10 minutes? Or is that at off-peak hours? I just drove from downtown to the Westgate area last week around 5:30pm and that took me 20 minutes. I took South First, which moved pretty quickly the whole time. I can't imagine that Mopac would have been any quicker.

It's 10 minutes off peak. My understanding is that it can take 25 minutes during traffic hour. But 25 minutes sure beats an hour which is what it would be during peak from the other areas.

People tend to forget the beginning and end time loss on commute. I live in VAWO and the drive to 360/Mopac is ten minutes when you consider getting out of the neighborhood, etc. That is at ~7:15 in the morning traffic, which is light but not nonexistent.

I suppose it depends where one is in each neighborhood, we are about two minutes from Mopac so I am sure that makes a big difference in terms of our 10 minute off peak commute to Zilker Park (okay, honestly it closer to 12 minutes -- I timed it the other day )
