Ranch at Brushy Creek - Good and Bad
I am looking at Ranch at Brushy Creek. It seems to have lots of new homes and good prices and is convinient to work. The home I am interested in falls in Round rock ISD which is Walsh Ranch middle school, Round Rock High school. The build told me that there will be new RRISD High school On parmer between Averey Ranch and 620. The Walsh Ranch middle school is relatively new. Since it is new school, it has not yet been rated. From schooling standpoint is Ranch at Brushcreek good place to live? Is it OK to buy a big estate home in this community? What are the pluses and minuses? Since there will be lots of new construction going on will the resale value hurt? It seems that if this the case then it will also affect other communities such Avery Ranch.

You should check with RRISD about the high school. RRISD is completing a 5th high school on the east side of I35, but I hadn't heard anything about a 6th in the area you mentioned.

It could take a long time for all that open land to fill up, because there is a lot of it out there and there could be new construction happening for decades.
Food for thought: how convenient is the location for the next buyer? oil has doubled in price this year so far - imagine if gas hits $4+ within the next year, and if you knew that was coming, would it change your mind about where you choose to live?

Where would you recommend to live considering that I am looking for good schools (middle and high). Close to Cedar Park. Budget is about 400K. Looking for arouund 3500 sq.ft house. 4+ bedroom, 3 Card garage 3+ bath

For convience, it is a pretty good location. Close to Round rock and close to the tech corridor on 183.

7406 Rain Creek Parkway, Austin TX - Trulia
8200 North Mo Pac Expy, Austin TX - Trulia
these locations are more local and would have great appeal when considering resale.

the school performances correspond well with these locations. Not harping on anyone's schools out in CP, but they tend to be better rated when you get closer to town, and on the west side of Mopac.
from the links above, you can see that you would be equidistant to DT and CP in an area that is pretty well built out. This will have broad appeal later on.

If you knock off a bedroom, or some square footage, a world of possibilities will open up:
6010 Long Champ Court #111, Austin TX - Trulia
4810 Palisade Drive, Austin TX - Trulia
7600 Crossmeadow Drive, Austin TX - Trulia
9305 Rolling Oaks Trail, Austin TX - Trulia
these are properties in the hilly area of NW Austin off of 360/mopac. Some are a little over 2000 sf but 4 bdr, some are over 3000 sf, but 3 bedroom, one is a condo. You mentioned good schools, a price range, and resale. The final requirement of good resale may trump any need you had for that extra bedroom. I don't know your situation, but buying in these areas is smart money IMHO.
btw, we have property taxes here that can be relatively steep. Be prepared to pay 2K/yr per 100K of property value (i.e. 8K tax bill on a 400K house)

I agree that the houses are close to good schools. But they are old. Is there anything new in the price range and 3500 sq. feet

From your performance map the schools in my area are 9's and 10's so I'm not sure what you are talking about.
