We're looking to buy a home in these areas. Some of the homse are older (70s) and some are obvious rentals, if you know what I mean.

Other than that it doesn't look bad.

Anyone live in or near these neighborhoods want to chime in? We would love to hear any thoughts or comments.

I live in Sendera, close to Maple Run/Deer Creek (I think you are speaking of the area of Cortina/Coastal/Iriona)I really like Sendera and it is zoned for Cowan Elem which is Exemplary rated. (As is Cherry Creek I believe ...Woodstone appears to be Boone Elem area...)

SW Austin is amazing. It's close to the city. I used to live up in NW Austin and was a SW Austin hater like many on this board. I gave it a shot, and I'm glad that I did. Homes appreciate well down here, the schools are outstanding, plenty to do outdoors, etc., etc.

What are your wants, hopes, expectations, etc. in a neighborhood and/or area of Austin? Comments would be more valuable to you in the context of your particular situation. Do you have schools kids, need to commute to a certain area, looking to rent or buy? Etc.

In general, those areas are the lower priced areas of SW Austin. Cherry Creek isn't SW though, it's plain south, and a bit priceir per sqft than maple run/woodstone.

Forgive me if I'm double posting here. I can't find my reply, so I'll try to reconstruct it.

We're both 30-somethings with no kids, so the schools aren't really an issue. Most of the homes for sale in Maple Run/Woodstone Village say, "Exemplary Boone Elementary". I figure that could only help property values.

We're liking MR/WV, and were just wondering whether someone who's live there could tell us how it's been so far. (We're looking at the older section of Maple Run, not Deer Park part)

Who live out there? Older? Younger? Wackos? Any on-going gang wars, meth labs, drag racing down the streets, etc.

I just read that there was a gang initiation robbery at the Taco Bell at Wm. Cannon and Brodie, and the kids went to Covington MS nearby, so it just makes us wonder. Have there been rashes of burglaries, car vandals, etc.

We ruled out a neighborhood called Texas Oaks early on. Some of the houses were wrecked, gang tags, people walking down the street with their waistbands around their ankles, etc.

Anyway, we're wondering whether we shold zero-in on this neighborhood because we like what we see so far. And there's a Culver's, Mighty Fine Burgers and a Maudie's nearby so it can't be too bad. =)

Look at Westcreek. It is just as close to the foods you mentioned. A look on zillow.com will show Crockett as the high school but it is really Austin, wish they would correct that!

There is no mandatory HOA in Westcreek if that matters.

Your analysis process is leading you to faulty conclusions and characterizations. i.e. - ruling out Texas Oaks while thinking that Maple Run is substantially different or better. Same builder (Milburn) built both neighborhoods, houses are essentially the same and the demographics are not different enough to matter.

Most of South Austin has rough edges and varying pockets of trouble areas and sweet spots. Unless you want to cross over west of Mopac, where things become more homogeneous, you're essentially doing the equivalent of micro-analyzing whether a plain Burger King burger is substantially different that a plain McDonalds burger. They are not.

These are budget neighborhoods you are considering, built in the 1980s. All have smaller homes at the lower end of South/SW Austin price points. The best parts of Texas Oaks are nicer than the worst parts of Maple Run, so you can't rule an entire area in and out as you seem to be doing, or try to assess whether troubled yutes might be more active at Wmm Cannon/Brodie than at Slaughter/Manchaca.

Austin Steve could likely confirm or deny this, but I get the impression that the area around Boone seems to be going through a bit of "regentrification". The original owners are now moving out, the second gen owners now have grown kids and are moving up and the gen coming in now seems to be fixing up quite a bit. I may be looking at a different section than what you have in mind.I am thinking of South of Eskew and North of Davis between Mopac and Brodie.

We are right on the fringe of that at Davis/between Mopac and Brodie and I have elem and middle school age kids. I have not really noticed a greater "delinquent" factor that would be expected in ANY area where you have a bunch of middle schoolers in close proximity.

In my opinion (and that is all it is with no scientific thought at all) I would choose the Maple Run area or Woodstone Village over Cherry Creek if for no other reason than access to mopac and traffic flow off that side of Davis/Deer. It is a NIGHTMARE on school mornings! You can sit through 4-5 cycles of lights coming down that hill to Brodie in the morning, UUUGGGHHH.

My 2 cents worth...

I live in Cherry Creek near Westgate and William Cannon. Look, it's not Westlake Hills or Hyde Park. It's not all yuppies, lawyers, corporate workers. It's diverse. I live near a couple who has been there since the houses were built in 1970s, a lawyer, a lady who does massage and her roommate and a Mexican couple who only speak Spanish. It's South Austin and that's what makes it cool.

I would suggest to spend some time driving around and find an area or a street that feels good to you. I probably wouldn't live one street over, There are folks walking along Westgate that make me a little nervous, apartment complexes I probably wouldn't walk through, but this street looked nice and I felt comfortable here and it turned out to be super quiet with cool neighbors. Much better than my apartment in 78746/Eanes school district where I was robbed twice.
