Steiner ranch - subdivisions w/in subdivision
Hi - We will be moving to Austin early this summer & have narrowed down our housing search to Steiner Ranch - however, I am a bit overwhelmed by the size of Steiner Ranch & all the subdivisions w/in it- any suggestions of a nice family oriented division in Steiner - I will have a kindergarten & a 1 year old. We would like to spend no more than 330K for abouta 2700-2800 sq ft house. Parkside was one area that was mentioned to me---
Any insight?

$330K will get you into the new section, (Bel Mar? Bella Mar?) if you don't mind new. It is where the 3rd community center is, which is awesome, check out my Flickr page in my Profile and I have some photos of it. Also, you can still get to the Elem. and the Middle School without too much issue, and after the school in River Place opens, there will be many fewer vehicles in the drop off queue.

I think my husband had a client that bought in the new area where Plantation Homes is building (right near the new community center) and got about the size home you're looking in roughly that price range!

The largest plan in Parkside is around 2600 sq ft and only Mercedes and David weekley remains with new construction.
The new sections which "fromcalito" and "gigi" mentioned might have more choices, but definitely a little pricier than Parkside. In Parkside you can get a home for around 300K, but the sq footage will be less than 2600.

Belcara
We are building in the new subdivision, Belcara, through Plantation Homes. We actually paid more than $350K for 3200sq ft. but I know that David Weekly and Mercedes also has lots and the homes are starting in the mid $300s. They won't start building until this summer, but so far Plantation Homes has been on top of everything -- keeping us continuously informed and answering any questions we have.

We have some friends that bought this weekend in Parkside, and they got a nice David Weekley Culs-de-Sac lot with a functional 2 story for a good amount less than the OP's desired price. I believe they pulled the trigger because a home they looked at in Parkside that fell out of contract sold again in four days. It can happen still, but they probaply will sell out before summer vacation.
It will be nice to have some friends we socialize with a various holiday functions living close to us!

I just got back from a week long job/house trip to Austin and checked out Steiner Ranch thoroughly. My advice to you would be this:
If you go with Parkside or Bella Mar, the houses in that neighborhood are from 1800 - 2600 square feet, meaning yours would be the biggest and most expensive in the neighborhood. Not an ideal situation from an investor/resale perspective. Plus, the lots are only 50 ft wide, meaning the houses are right on top of one another, again not ideal.
Why not go for a resale? I saw a beautiful house on a large lot with gorgeous views at an asking price of $360k. Don't remember the name of the division now - it started with an M and was off of Grimes Rd. It was on a cul-de sac road too.
Building new may not be ideal for you. By the way, my favorite place for a new build while I was there was Summer Vistas. Very nice nighborhood, lots that are 70 ft wide. And most importantly, your house would be the smallest and cheapest in the neighborhood. Morrison Homes is building in there, which I thought were REALLY nice.

You are thinking of Majestic Oaks. Majestic Oaks is nice, and we will have some of friends selling their Majestic Oaks home soon because they are building in Summer Vista right now.
One thing about Majestic Oaks is the homes are about ten years old now, and may have trouble competing with the new construction. I don't know for sure, but $360K in Majestic Oaks is probably pushing the limit pricing wise, unless it's about 3200 sq. ft. I don't know enough to know if they went that large. Our friends two story in Majestic is 2300 sq. ft., but that could be the smallest floor plan.

Your friends have good taste - Summer Vistas is a great place to build a house around 2800-3000 square feet.
About Majestic Oaks, I was just using this home I saw in comparison to building in Parkside because of the large lot and views. As for me, I would take an older home on a large lot anyday. I value my privacy.
