Is it necessaary to hire an home inspector to do the Lennar home one year inspection?

The home inspection should be done, no question, pre-drywall as well as your walk through just before you closed. The one year inspection should be just cosmetic if steps 1 and 2 were done thoroughly. I used avery dots to mark areas in my house over the year that needed to be addressed in the 1 year warranty period

I would. It can't hurt. You have been settled in for a year and they may see things that were missed. May be the best $350 spent.

It really depends on the initial build quality. We have stayed on top of everything from the start and Dree's has been responsive. We have even had them tear out and replace our driveway due to a small issue. Have you been storing a list of punch list items over the year? We do that and inform the builder in writing (via email) each time find something and call the warranty people for the particular issue. All have been small but I think it is better to take care of it immediately.

If you have any questions about the house other than cosmetic you should definitely hire an inspector.

All very good answers and all true. There are other reasons too which might warrant a 1 year warranty inspection. For example A new pair of eyes at the one year warranty inspection might find items that were overlooked during the final build inspection and/or with visible areas of framing, etc. Your home now has had the opportunity to be well used, so to speak, and other issues might have appeared that were not previously there. There are many things that can happen in a years time.

Obviously the choice to have a one year warranty inspection is yours and depends on your level of comfort with your home's condition. Keep in mind though that many times we tend to overlook potential signs of issues or learn to live with potential issues. It could be well worth the money to have the inspection just to ensure nothing was missed or is occurring that you are overlooking.
