I understand and agree with most of what you say here. But, I don't understand what you mean by "its not a nice place?" Is it not nice because you lived there? Or its not nice because it looks run down and ugly? Or you were robbed in that locale? Or are you making that statement based upon the kids you worked with? Many of the kids who attend DVISD schools are from east Austin (ie: E. Riverside/Montopolis, Vargas RD & US 183, and Parts of Dove Springs and Franklin Park east of Pleasant Valley)
I have many friends who grew up there attended schools there and turned out just fine. Many are working locally in Austin, some have gone on to college and are very productive in their fields, others are in prison or dead. Sounds like anyplace in Central Texas or for that matter anywhere in the US.
We could encourage them to move to West Campus or Georgetown, or South Austin where they have had recent shootings/murders?
Places can get better, if when you move there, you get involved, be proactive in the community, and work to make it/keep in nice. Or perhaps, whenever a community starts to take a downturn, everyone should just get up and move to a nicer/newer place? Sounds like diposable America to me or just "White Flight." JMO

Much of the area is along the Colorado River and the lower reaches of Onion Creek, so be sure to check out the flood plain maps.

Before you buy this home, I suggest you see for yourself whether the neighborhood is similarly awesome.
I think what should be clear here is that Del Valle doesn't make anyone's top 10 list of Austin area neighborhoods. It may be perfectly fine for you. I would not say it is a "bad" area. But I would not classify it as a "desirable" area.

Del Valle on the map, at least, is directly in the flight path for planes landing at ABIA. If you like airplanes, or you're deaf, it's a great neighborhood. If cost is an issue, try looking in SE Austin or Pleasant Valley. You can get a new house for $75/sf in those areas most likely.

Large in size does not equal being "awesome" when it comes to cars or houses. From an investment perspective location is much more important than square footage.
It really is a cobbled together area that is mostly an afterthought for Austinites and their local gov't leaders.
