The taxes that you are seeing for homes that are currently for sale are based on assessed value, not market value. What you need to do to determine what the taxes most likely will be once the house is sold to someone else is to go to Travis Central Appraisal District - Appraisal Roll Information

Then choose Appraisal Roll, Property Address. Type in the specific address (or at least the street name) and click on the Property ID. Then scroll down to the 2006 Tax Rate and add up the various rates to get the tax percentage.

Then figure your taxes using that percentage and base it on the SALES price of the home. This most likely will be the taxes you will pay once you buy the home and it is reappraised by the Tax Appraiser. It may not be appraised as high as the sales price, but it will probably be close.

Hi Civic ! Presume that you are an Oracle employee like me, moving to Austin. (If you want to find me in Oracle Directory, search Aria with what you know of me from this forum. We visited Austin first week of April, and looked at Round Rock, Cedar Park, Steiner Ranch and Avery Ranch homes. We have pretty much narrowed to the last one of the above. Planning to move from Bay Area, after the school closes.
