What about 78704, 78703, and even 78745?

There is no real "average" price for anywhere in central Austin but you won't find anything at $100 a sq foot!

I wouldn't consider any of those "central." 78745 is south --- like William Cannon/Sunset Valley south (gotta love the rationale of Austin zips!) Although it's a little north of that area, 78704 runs from south of the lake down to Ben White, so I don't know many people who'd consider it "central." And I thought of including 78703, but given that it is mostly the Tarrytown and Old West Austin areas, I think it skews prices significantly higher than found in most other areas of central Austin.

And definitely agree on the inability to find anything central at $100/square foot!

I used 78757 as an example because according to the MLS chart I read, Central Austin is "Bounded by 2222 / Allandale / W Koenig Lane (North), Town Lake (South & West) and IH-35 (East), Central Austin is truly the heart of the city".

I know it's open to interpretation, but it seemed like a fairly reasonable zip code to identify at least a part of Central Austin by.

Well, I don't care what the MLS says, Allandale is a great neighborhood and today I'd call it central Austin, but 78704 is definitely part of central Austin, south central Austin, okay but come on! Zilker Park, Barton Springs, Continental Club, Bat Bridge, Broken Spoke, Saxon Pub, Umlaf Sculpture Garden, Austin Nature Center, Austin High School, South Congress Avenue, South Lamar, South First, we are "central" to much of what makes Austin what it is!

One way define central Austin is everything between 51st Street to the north and Oltorf to the south, with our growth, I'd expand that to say central Austin is now everything between 183 to the north, Ben White to the south, Mopac (or 360) to the west, and 183 to the east. (Yes, I'd defend east central Austin as central too!)

Anyway, I should probably stop now, because, as reflected in my screen name, I've love and live in central Austin and I've thought about what it means to me a lot (probably too much).

Although home prices in central Austin are fairly high, poor people are quite abundant! Income diversity is one of the things that distinguishes central Austin from the 'burbs where income levels are much smoother.

Any of the zip codes that have a zero as the 2nd to last # are definitely central and original Austin.

But 2222/Koenig/Allendale is actually the southern border of 57, so by the MLS definition, it doesn't fall into 'central' Austin at all.

Of course that's the folly of just using zip codes to define an area. And overall perceptions can vary depending on your geographic perspective. I live in the Rosedale area and have had downtown dwellers refer to my area as 'north Austin' while my friends who live over at the old Mueller site call it 'west Austin. ' (I wonder what the folks at Steiner Ranch might call Rosedale?)

Personally, when I think of what defines 'central' Austin, I'd probably consider it the area north of Oltorf, south of Anderson, west of 35 and east of Mopac(ish).
