It's a small town, but it's fine. What kind of questions do you have about it?

like is it safe?,are taxes higher?, home values?...does time warner got a service out there? shopping? stuff like that..

yes, it's safe. Taxes will end up being a bit higher because the town is still growing and we just voted in a bond measure to improve things like our bike trail, some streets, sidewalks and a YMCA is going to be built. We have Time Warner and Dish network out here. For electricity, you can choose whoever you want. There is a small amount of shopping here, but Hutto is very close to Round Rock and Pflugerville for more shopping.

My take is that is has some of the lowest $/sq. ft. ratios in the region BUT that this is countered by poor short/long term appreciation. Also make sure you don't get in the development (I forget the name) with all the foundation problems.

Here's the taxing rates from the Williamson County Appraisal District (http://72.245.65.6/Appraisal/PublicAccess/Forms/taxrates.pdf - broken link). What the tax rate is for a particular home varies depending on whether it's in a MUD or in the city or whatever, so this breaks it down into each category so you can figure it out for an individual neighborhood.

Hutto is a dump where poor, uneducated people live. However, if you love dr horton matchbox homes built 5 feet from each other, you will love Hutto! No offense loveroses, because I know you didn't pick to live there! But hubby works in Taylor, so I guess you could have actually done worse!

there are some good buys in hutto and many people feel a sense of community there -- like most areas, if you're looking for trouble you can find it but most folks seem to be hard working, sensible people to me

I would ask OP why they are choosing Hutto. I did a search for homes before we moved into this house and I could not find anything to compare.

I read all the negative things about Hutto and we still purchased here. We were lucky in that we are not sandwiched all around. The back overlooks a different subdivision and they have five acre to one acre lots. We're not looking out the back into someone else's kitchen. It's all open. That was the selling point.

This area seems to be more young families with children but there are older folks too. I would say the majority are with young children.

I see people jogging, pushing strollers, kids playing, riding bikes, people mowing, taking care of their yard...things of this nature.

Hutto is a relatively newer area in terms of growth which gives you room to assimilate a bit easier in my opinion.

The area is growing and there are ample opportunites to get involved. You can become a volunteer at the schools, you can learn about the city through it's "Hutto University" courses, (which run weekly for a total of 11 classes). Or you can not get involved if you so choose.

I have found the people in this area friendly, helpful and patient with newcomers. I mean they're warm hearted friendly. Their handshakes are honest and not just some canned movement. Although I'm sure you can find negative if you look hard enough.

I guess OP it would depend on what you consider "nice". Nice for one might not be nice for another.

If if it was just me I'd be living in the middle of the woods somewhere but it isn't about just me so here we are and I have no complaints.

The trails are awesome and from our subdivision we can quickly pick it up. (we walk and ride bikes) Huge sidewalks where people can walk, run AND ride bikes without being pushed over the side.

Hutto has some very nice parks and during the summer I saw many young mothers with children under the canopy play area, (there is a wonderful cover against the sun).

Taxes: expect them to be going up every year because we voted for them. Loveroses has mentioned some of the things they are going towards.

If I were to change anything right now today it would be this: I'd put a grocery store in Hutto with a bakery. I would also put in a walkway OVER 79...and I don't mean on the ground. The walkway would go up in the air over 79. It's unfortunate the community seems to be split with that highway and we need a way to connect the two. A walkway would do it.

To answer your question, "Is it a nice area?", I would say, "Yes, it is a nice area." We haven't been here very long so my answer is based on short exposure.

My philosophy is "grow where you're planted". I see it as a choice. There are days when I can tell you 20 reasons why I don't want to be here but those days are very rare and the problem is me, not the area.

It is a bit of a drive to Austin but you do have the choice of the toll road, (evil toll road).

If you check old threads you can read about all the negatives concerning any area in and around Austin...just do a search. You'll see some saying we're going to hell in a handbasket in a few years and our stick homes will blow over in a gust of wind. Just remember to take it all with a grain of salt and life happens randomly. You can be sheltered in a solid steel and brick home next to a cardboard box and still your home could topple but you could see the cardboard box still standing.

It's a crap shoot.

Do you want to live in Hutto? What can you afford? I can tell you with confidence you can get more for your money here. Living Central Austin would have been nice but I didn't find anything to compare in our price range. (and that doesn't mean it wasn't there...I just didn't find it).
