Default need help finding a house in SW austin

helping my ister move back to austin and thought you guys could help out. she would like to move to SW austin (south of the river, west of 35)

price range on the high side 290-300k with the ideal closer to 250-270k

3 bedroom with study or 4 bedrooms
bonus room would be nice
open floor plan
large master room with large closets.
open kitchen....no "hallway kitchens"
She is currently looking in circle C and village of western oaks.


She office is at 35 and 71 but works mostly out of home. her husband works just south of UT. She has a 1 year old and hopes to have 2nd child in a year so an area that is childern friendly is also needed.
Not a huge fan of cookie cutter houses but will buy one if thats all that she can find

We are looking on a mls site. I thought you guys might be able to give more insight. Like look at the area of x and y. Nice houses close to stores. Friendly people. Or like don't look at houses around x and y beacuse the area next door isn't the nicest.

She lives in Dallas now so the days she does make it to austin she doesn't want to waste much time.

Might suggest Sendera and the newer Cherry Creek as well as some places in Shady Hollow. Some of those areas are great and not as pricey as Circle C...

West of 35 is technically "south Austin" but there are lots of neighborhoods in that price range and up that are not cookie cutter:
