It's live for Travis on the website. I'm down about 2 percent...but that retains an almost 20 percent drop I got after I protested last year so I am very happy.

We're up 7% this year, on top of 10% last year. We're protesting this year. We'd take a 20% drop. :-)

Where on the website (traviscad.org) are you seeing the 2010 values? I only show 2009.

My bad...I saw the update date was for 4/1/2010 and assumed it was the new values.

I heard on the radio today that TCAD said appraisals might rise because they believe Austin RE is undervalued.

Last year the website updated on April 20th.

Notices were received short after that.

Many homeowners will receive increases even though their home values may have dropped in the last year; the 10% tax increase cap means that some values take 1-5 years to catch up in terms of taxable value vs. market value. (This only applies to homestead properties- not commercial or investment.)

E.g., I know one guy's place in a hot neighborhood that has a market value of $350,000 but only a taxable value in 2009 of $250,000- it'd take 4-5 years for his place to catch up.

Commercial properties have fallen more and that means a tax rate increase is likely to make up the difference.
