Best Overall Area in Austin
Which is the best overall area of Austin Suburbs in terms of family, shopping, amenities, parks, trees, views, proximity to downtown, schools, friendliness, culture, health between Southwest, West, and Northwest Austin?????--not including suburbs outside of Austin such Round Rock, Cedar Park, etc. I am talking within city limits!!!

My opinion: West. For everything except friendliness, perhaps. For that one I would have to say Southwest.

I think I would prefer the Northwest area, probably some place like Great Hills, Northwest Hills/Far West/Cat Mountain, or Jester. Of course, I have no idea what your housing budget is and that really makes all the difference. Also, are you looking for new construction or is an older home okay?

If schools are at the top of your list, it's going to rule out a lot of areas. Your question is really too vague to answer. What are your top three priorities and why? You'll get better answers if you list it that way.

The best way you can have proximity to downtown, trees, views, parks, shopping, amenities, schools, friendliness and culture - is probably Barton Hills.
Trees - check mark
Views - possible/check mark
Parks - Zilker/check mark
Shopping - Barton Creek Square Mall (and SoCo/SoLa)/check mark
Amenities - Barton Springs/ check mark
Proximity to downtown (7 minutes)/ check mark
Schools - Austin High & feeders (good enough for the Bush daughters)/ check mark
Friendliness - 78704 is friendly/ check mark
Culture - close to all preforming arts venues/ check mark
There you go - asked and answered...

I am not looking for a home. I just wanted to get an idea of how Austinites feel about which area they think is better in those aspects.

If schools are important, then I would add Steiner Ranch. I throw in Steiner because Jester, Great Hills has already been mentioned, note that Steiner is further out, but not so much so. It could add 15-30 minutes to a drive downtown depending on traffic.
The schools are really great, even on greatschools.net, besides the State assigned Exemplary status.
With more smaller stores opening up in the neighborhood, day to day stuff is even easier to find, and going out of the neighborhood feels like a "treat."
Of course having the lake across the street is nice all year round...

I think the best place to live is Southwest Austin. The area is relatively new with some of the top schools in Austin such as Bowie High School. It is also very family friendly with many activities to do. The community is very close knit and it even has its own community newspaper. If you want to find out more information about Southwest Austin you could go to the Oak Hill Gazette at oakhillgazette.com.
