No current plans that I know of to develop the commercial buildings just west of Clipper Mill. Those buildings were never a part of Streuver's project. They are occupied and in use - artist studios, some office design firms, etc. I wouldn't be surprised if at some point they are developed as commercial/residential, but we won't see anything there until the market turns around. Clipper Mill was an overwhelming success, so there's hope for future development. TheBaltimoreRealtor.com

Davecj was talking about other housing in Clipper Mill. There are three ownership sections there - the Millrace condos (that's where the $139,000 2BR condo is for sale), a group of 34 townhouses built in 2006 by Ryland Homes and the contemporary Overlook duplexes. One of the Ryland homes was recently available in the high $200's as a short sale (they originally sold mid $300's to mid $400's). That house has since gone under contract. Overlook was going to be the crowning jewel of housing there. When the project opened in 2007 several homes sold for over $750,000. Streuver, like many others, was hit by the bust in the housing market. The project stopped for over a year while in court. The lender, BB&T, foreclosed on it and just got title to the properties a few months ago. We took the project over at that point. Prices are about $150k lower now. Since we took over sales there have been two homes that have sold and settled, 3 more are under contract and we have a reservation on a 4th. Homes are in various stages of development - we have two that are completely finished and ready for immediate occupancy. There are 3 that are under roof and framed - could be ready in 2-4 months. Six are foundations (6-9 months) and 12 are lots (9 months + for availability).
