What do you know about "Westport Waterfront?" (Baltimore: renting, insurance)

It looks like you are right. I drove by there yesterday in the daylight briefly.

There were 2 murders there in 2010 from what I can see from the City Paper's stats.

Westport's success is not a foregone conclusion. Although there is reason to be optimistic about the prospects of that area over the next 10 years or so, its far from a guarantee that it will *ever* be anything other than the dump it is today. Baltimore is not still rapidly gentrifying, for better or worse its a relatively slow moving city that was the only area of MD that lost population during the last 10 years (per the census).

Because of our recent economic downturn, all cities have taken a dump. Baltimore lost 4.6% while Pittsburgh is down over 8%. Other cities have also experienced decreased pops.

But, all that aside, I would not invest in Westport until the big guns start going on their projects.

if you wanna make money better to get in early, this city is changing, whether it be fast or slow is up to interpretation...the problems the city needs to address takes a substantial amount of time to fix but the city has been moving forward even though statistics dont show it...many of the bad neighborhoods i grew up in have changed for the better or are in transition and are making investors profits already

I couldn't imagine anyone living there right now. It is pretty bad from what I saw.

buy and hold. that's what i'm doing. you can make a new development anywhere but you can't make a new waterfront anywhere. in about 4 years from now, you will see a drastic change.

I agree. Buying and holding in a dying city is a strategy for failure. Even so called "waterfront" properties in Baltimore have a different meaning than in say, Anne Arundel County. Baltimore's "waterfront" is a filthy, smelly sewage dump.
