Tinawina, DHR is Maryland Dept of Human Resources. There is a ton of traffic in and out of the building..

Its unfortunate that Pimlico has such a negative connotation.. Putting Pimlico and Mt. Washington togehter as Pimlico/Mt Washington would make the later shriek with horror. Its funny how neighborhoods fall in and out of favor or are attached to their better known famous/infamous neighbor. Pimlico in this case is a neighborhood West of the track between Northern Parkway,Park Heights Ave and W. Belverdere Ave...It is also adjacent to the neighborhoods of Arlington, Cylburn, Levindale, Lanston Hughs, Parklane, Greenspring and a few other more obscure hoods. They all rotate like the planets around the Sun around then mainly commercial neighborhood of Central Park Heights. CPH has some of the worst housing stock and crime given its high vacancy rate and commercial nature... thus all of the neighborhoods are lumped in to the notorious PARK HEIGHTS moniker that has dominated the neighbohorhood for decades. This has a negative connotation in the eyes of many particuliarly in the real estate world. Additionally.. the area has been under the threat of urban renewal..via eminant domain/ condemnation for nearly have a half a century thus causing much uncertainty and lack of investment by some landowners.

Your Belverdere location is near places like the Senator, Belverdere Square, Towson, and even downtown.. so you are correct in that your values will likely be more stable and/or increase overtime.. Good Luck

I think you're making a good choice. I would not want to be too close to Preakness. One, on the other side are some sketchy areas (I knoew because grew up there) and during Preakness you'll have to deal with a headache of traffic, not to mention partygoers who begin camping out as early as 8am and get drunk all day, not to mention they mess they leave. Pimlico in general does not have a great reputation.

Belvedere Sq has many local and unique shops and restaurants and street festivals there. I almost bought a house in that area years ago and it seemed to have a lot more to offer.
