We have a home under contract in Hamilton on a really nice block and a hop, skip and jump from MSU. It's a really nice feeling area and detached homes are hard to beat. Plus the reservoir is great to run around.

Lived in Hamilton and Arcadia in the early and mid 90s and LOVED that area. Still venture back to dine at the restaurants, bars on occasion but when I talk with old friends who are still there many caution that that whole area is now "block by block" good or bad. I know that a lot of new folks have moved to the area which should be a good thing but there are a lot of homes that appear to not be well maintained so, I guess it is dicey if you end up in the wrong block (much like the rest of the city). That said, I still think the area has a lot of charm and diversity and a lot to offer. Hopefully some of the poorly maintained properties will be bought by folks who have a stake in their community. Would hate to see that area of the city go downhill. The fact that so many of my old friends have remained there over 20 years says something!

I have heard good things about Lauraville, Beverly Hills, Mayfield, Waltherson, and Hamilton. The portions of the NE that are getting a bad rap are Belair Edison, Gardenville/Frankford, and portions of Overlea.

Some of these areas, particuliarly Belair Edison have seen and influx of folks from East Baltimore from around the JHU development. Some folks are good, some are not so much. I have heard some have also relocated into Gardenville/Frankford as well. These areas also have some sketchy apartment complexes, big homes converted into board houses/apartments and shoddy businesses that impact the surrounding neighborhood. Both Lauraville and Hamilton have worked dilegently to keep their commerical cores intact which has helped the areas reputation

Thanks Nurider and Woodlands - important to hear the good with the bad. Visited the area numerous times this week and that has been my impression as well...and as was mentioned- the blend of nicer streets with pockets of crime and sketchiness are part of B'more's personality. Fingers-crossed as we've put a contract on a home there. I love L'ville's proximity to Lake Montebello!
