The City Planning Office is looking for suggestions on what they should build on the two lots along Druid Lake drive right across from the reservoir. What do you guys think?

The plan several years ago was to build lakefront condos there. Still a good idea, IMO.

More intriguing is the demolition of a stretch of rowhouses overlooking the lake in the next block east along Lake Drive. Some ten years ago I went inside to see rehab work that was being conducted by a contractor from PG County, IIRC. It was quite advanced when I saw it.

I followed the work, which then stopped, then resumed. In the meantime, inspectors must have decided that the structures were unrepairable and structurally unstable. Another possibility, or likelihood, is that all the work was being done without permits.

Baltimore. The city of as many stories as there are rowhouses.

What a backwards city. Sell the lot to private investors and let them build. They'll improve the land thus increasing its tax value. Of course all this assumes there is actual demand for the lot. A big assumption in Baltimore.

By controlling what can be built the city diminishes the value of their lot.

I believe that land is controlled by HUD, which is the big problem. So I'm sure some kind of senior housing will be involved.

Definitely no senior housing, low income housing or anything like that. (please, god, NO!!!) Hopefully they put in some nice waterview condos and decent restaurants/cafes. An anchor like that in Reservoir Hill would be a great addition to the neighborhood!

That would be great. Res Hill would blow up if they got rid of Madison Park North to the South... which I supposed to be in the works, and if they had a waterfront development to the north... it would be great. Lake Montebello and Ashburton have benefited from their lake front... it's time for Reservoir Hill to do the same.

Interesting... Seems like a no brainer to encourage housing.....Im not sure what other "uses" could be identified for it.. Obviously turning it into a park, community garden/greenspace would be silly given that its across the street from one of the largest urban parks in the Country... Besides that.. office or retail would likely be opposed and may not even work in that location. Im with others... sell it or work out some other "creative" deal like they do for all the deep pocket developers downtown....Res Hill deserves no less.....

I think retail would actually be ideal there ... High traffic, high visibility.

The word "retail" and "commercial" can either refer to amenities or be a perjorative depending on how its used. Some people want retail/commercial uses near their homes as advocated by most "smart growth" and new urbanism policy wonks which conceptually is a good thing. Walkable close convenient and local. In Baltimore, and other urban communities.. it can be like Forrest Gump... "Life is Like a Box of Chocolates, you never know what you are going to get". A strip center dreamed of having a dry cleaner, coffee shop, boutique retailer like in the charrette drawing becomes a check casher, take out joint, and a liquor store that draws in pedestrian traffic from a 20 block radius...Granted there is demand for these uses...though I think baltimore is nearing the saturation point in some neighborhoods.....
