I'm trying to figure out if I should sell my city rowhouse when I move or rent it out. I was expecting to get $1900/month in rent based on rowhouses I've seen advertised on Craigslist. But it's hard to go by Craigslist alone because I don't know which rentals actually get taken by people looking. I had a property management company walk through it today and they estimate getting $2100-$2400/month. Should I trust them? Do they have a strong incentive to give me an unrealistic estimate? I didn't sense that they were being disingenuous, but I tend not to trust people when money is involved.

Federal Hill. It has 3 bedrooms upstairs plus partially finished basement (looks like a bedroom but we can't legally list it that way because the windows aren't large enough). However, the middle bedroom upstairs only has a window that catches light from the stairwell, it doesn't open to the outside. 1 full bath upstairs, 1 full bath in basement. No parking pad or rooftop deck. Everything is in very good condition, somewhat fashionable but no granite countertops in kitchen.

Default Rent in Fed Hill

I have never used a property management group but I talked to a realtor that told me now through June is the best time to rent out a property in Federal Hill- the rental market is really good for the neighborhood. They are probably thinking $700-$800 a room.

Hi, Now through August is prime rental season. I would say from $1900-2100 based on your description. Were they licensed agents or just property management? You dont want just anyone in your property. Be careful of that. Is your mortgage covered by at least $600-700 surplus? Can you cover expenses if there is a vacant month? What year did you purchase?
