Im looking to move to Butchers Hill , specifically the block just North of Orleans (intersection Orleans and N.Castle)

Just wondering what the forum's/residents of that area have to say about the place?

Any advice will be much appreciated

That area is not Butchers Hill. Butchers Hill extends north to Fayette Avenue. It is also to far west.

Generally speaking people think of Butchers Hill as ending on the south end of the Hopkins Medical Campus. Right now Hopkins is aggressively buying up property and redeveloping the areas surrounding its campus. While the area you're talking about has added alot of new housing in the last 5 years it hasn't done much for adding amenities yet. You'll probably find cheap rents and easy parking coupled with higher crime rates and less convenience. I agree with the other posters that living further south (preferably south of Fayette St. and close to the green line of the charm city circulator) would be better. However, a friend that works at Kennedy Krieger and lives in the middle of Butchers Hill constantly complains about parking. I know the city has done a lot to add in more spaces by reworking road beds and installing reverse angle parking. My understanding is that you can still spend a long time hunting for parking at certain times of day. The take away is that parking is reasonable if you work odd hours (non-peak times for people looking for spots) or don't plan on moving your car much.

Its not a bad time to buy IMO, because they are just starting to fix it. Along Fayette they are building some new things and clearing out/restoring the couple of boarded up houses. I'd expect the area to be pretty nice in another year or so.


STAY SOUTH OF FAYETTE.


Fayette is seriously like the DMZ. I don't know why. It just is. You can stand on the south side of Fayette, and have decent neighbors, and feel ok parking your car, and literally look across the street and think "oh... that looks sketchy".

When I said the rebuild was going to make the area nicer, I guess a better way to describe it might be, I'd expect it to push the sketchy line a block or two north.
