Thinking about getting an investment property in Baltimore city. What areas are good (in terms of growth, lower crime, revitalization efforts, etc.) and whats not?

Roland Park is nice and upscale, but expensive.

The Mobtown investment era may be over. You can still find nice places to live in Baltimore for a reasonable price, but the investing boom probably passed about 5-10 years ago. Well, if you have a few million to toss around you may be able to double that, but as far as investing in the hundred's of thousands of dollars range, I think that skipjack sailed long ago.

Keep an eye on Westport in Southwest Baltimore. Its not much to look at now but in a few years it will be the next Gold Coast.

To those looking for crime in certain areas where they live or might live in Baltimore - I have created a website that has a relatively up-to-date crime map of Baltimore. It is at http://crimebaltimore.com/ and you can enter in an address to research a certain area. This site is in its infancy and I plan on expanding it and making it more aesthetically pleasing. Any suggestions good or bad would be greatly appreciated.

If I had some spare money, I'd invest in Mount Vernon. It's relatively undervalued compared to the waterfront neighborhoods. It has terrific architecture, lots of restaurants and a growing boutique scene, it's popular with artists and gays, and is very convenient to everywhere in the city. It's only a matter of time before Mount Vernon values skyrock.
