In all honesty, that has a lot to do with DC being a frontrunners' town. Look at the Capitals - they were a very hot ticket the last few years, but after missing the playoffs last year for the first time since I think 2007 they couldn't even sell out their home and season opener this year (or at least tickets were still available a couple days before the game).
I should also note that in the MLB playoffs, I was able to get a reasonably-priced ticket to one of the Nationals' home NLDS games from the Nationals' website on the day of the game. I checked the Orioles' ticket availability in the same manner and fewer tickets and only very expensive tickets (i.e. Club Level) were available on the day of the game.
