Default Gentrification in BR

Are there any BR neighboorghoods that have been gentrified or have the poteintal to be .Many of the older homes here have some charm. Older 'hoods like Fairfield, or those on Government St near BR high. are there any more??

(1) Spanish and Beauregard Town
(2) An area north of LSU bordered by River Road and Higlland within a few blocks of campus
(3) An area bordered by BR High, North Blvd, Government, and BRCC

These have long been older parts of the city that people still move to an refurb homes, are there any new areas where this has or could occur?

southland is on a distinguished road
Capitol Heights has really gone up in value, which leads me to belive that the other side of Government street is due in no time, especially if they can keep crime low in Melrose East (farther north on the other side of Florida Blvd).

I'd like to see the "north of campus" area expanded to downtown and the southern edge of Beaureguard town. There are a lot of empty homes there and many are in very, very bad shape. More police protection and an infusion of outisde investment would help. As more people move downtown, that area will naturally get better...esp the Highland Road/Nicholson area but also the area around the old Mckinley.

I think Scotlandville will change from majority low income to mixed/upper income because if it's proximity to Southern U. Those overpaid employees have to live somewhere....


Other than that, I don't see much more happening. Those neighborhoods that have a rise in value tend to be single family areas where most people own their own homes. Areas along Airline HWY and in North Baton Rouge are dotted with apartment complexes, housing projects, etc.

The Scotlandville area has alot of potential bacause of proximety to SU and the airport. Would be great if the city could encorage more people to invest there. I agree the percertion of safety need to change ,,maybe a larger police presence would help this happen. This is a community with a hiden potential.

I find some younger people are giving mid-city more considration these days when it comes to buying a house. Real estate has gotten so expensive that it is a struggle to buy into some areas of the city, especially when trying to juggle those payments as well as inflated food prices and the price of gas.

I think when/if they build the sky rise apartments in downtown that you will see that area begin to expand with more businesses, shops, restaurants etc.

What about Howell Park ? Here is this wooded area in the middle of north BR next to the airport that wasn't developed until recently.

Great Point. hmmmmmm.....i wonder if the noice of the airport hinders gentrification there.

It might, but you have neighborhoods in all directions (Scotlandville, Brownfields, Baker) that have existed for a while.

Anyway, point being, they have plans for Howell Park, and some development has already started.
