And while we're not a boomtown like Atlanta was for years, there's activity going on - particularly with public works (road expansions, new parish offices, etc) that I'm sure are helping the situation.

Yes you can darylwi, prices have declined quite a bit since I purchased in 2007, not as much as the rest of the nation but a good 15K - 25K lower in most places. So glad I purchased under fair market value at the time, now I'm right on point.

You're right. I had a friend show me several listings recently (mostly in WBR) and I thought they were pretty fair listings. Even an acre of land for $28K in Iberville. Who would have thought that. I might start looking around a little bit just to see what really is out there. Now may really be a good time to buy.

I imagine that before long, St Gabriel in Iberville Parish will be what Prairieville was 15 years ago: the next big thing.

Maybe when the southern portion of the loop goes in; then I imagine it'll skyrocket.

I'll tell you what'd really help - putting some retail near University Club. But I see the development down (some of) Nicholson as a trend - aren't they opening a new filing of University Club south of the parish line ?

I had heard of such development, just south of the parish line, at one time. Not sure what the plans as of today are. They might be waiting on the loop.
Of course WBR is backwards from that. They don't want a second bridge south of I-10 (in WBR Parish) so they're approving permits for building left and right. Sooner or later, someone is going to have to move.

I know there is plenty of condos and apts. being built out that way and also The River Road area is starting to develop.Also Burbank at Bluebonnet and south is growing fast.
