I tried looking through the search function but didn't come up with anything on the Boyd Acres area of Bend, Oregon (so I apologize if there are eleventy-billion threads about that area already and I just managed to have a search fail )...

I was wondering if the Boyd Acres area of Bend is not a nice neighborhood (high crime, etc.) or something. The reason I ask is that I found a lovely home for sale there for really CHEAP. The house looks to be in very nice condition (if the photos are up to date and accurate) and has a LOT of extras and even a nice sized back yard. I've requested further info from the realty but haven't received anything back yet (also, I'm not in a rush or anything - just LOOKING at this point, getting a feel, etc. *keeps telling self that!!*). I just wondered why it would be so cheaply priced. Any thoughts?

I am currently renting in that area of Bend. There are a ton of rentals around here and from what I can tell, I believe it is one of those areas that was built up like mad and then they all ran out of money or the lenders stopped lending etc. and now there is a glut of these duplex style homes with no one to buy them which is why so many renters. My block has tons of these with at least 4-6 people living in each one. There are so many cars in the neighborhood it's ridiculous. When I'm ready to buy, it won't be in this area.

The good part is, it's convenient to everywhere I want and need to go. Close to shopping, not far from downtown and the locale is easy on and off 97 and 20. The downside is numerous places that all look alike and then big open areas where they were all ready to build the duplexes and then everything came to a screeching halt and all that remains are awkward fields with roads driving through them and no houses!

Good luck. I recommend going to look at the place and the area and just driving around. I does seem to be a mixed neighborhood of multiple races.

Boyd Acres has some problems though as with everything, there can be good with the bad. They have a very active Neighborhood Association. The City of Bend has divided Bend up into various neighborhood associations and they each have pages with contact information on the City of Bend website. You could contact some of the volunteers on the Neighborhood Association Board and they will give you a somewhat skewed picture of Boyd Acres (since they live there it will probably be painted a bit rosier than actual). The Association pages will give you a map of the area - as I said, there are good & bad. The price of the home is not necessarily a gauge - prices have tumbled and are only now starting a recovery.

It's definitely the most affordable section of Bend (NE). More often then not, the local media reports crime in the NE section of Bend.

Probably because the home is in "Bend" and probably has much less to do with the area/neighborhood. We're in the tank here. Many foreclosures, no true Industry and fairly high unemployment makes for an unsavory situation.

Unemployment Rates for Metropolitan Areas We're #345.

I live in the Boyd Acres of Bend (closer to Cooley). I have owned my home here for 5 years. I love this area of Bend. My neighbors are very friendly and helpful. I have never heard of any crime in this area.... I feel very safe. I walk every day and most neighbors keep up their homes. There are a few rental homes and people that have lost their jobs, but for the most part this is a nice part of Bend that has homes from the 160k to 400k. My home is worth about 1/2 of what I paid for it, but that is how it is in most of Bend. I think the housing market has bottomed out and home prices should very gradually go up this year. This is a very convenient area to stores and restaurants.
