We are looking for a private home with a separate in-law apartment in Kona HI. We are retired with no pets and are thinking of spending the winters in Kona, so thought we would see what's out there?

Check out VRBO® is Vacation Rentals By Owner (http://www.vrbo.com - broken link) We've used them many times and always been very happy with the places we have rented. Most will negotiate for long term stays, so don't let the nightly rates scare you off. There is no harm in asking.

When you say "Longterm" do you mean 6 months or more? A 6 month minimum lease term is required or, if less, then the property is technically a vacation rental which entails usually a higher rent and an additional 9.25% Transient Accomodations tax on top of the 4.166% General Excise tax levied on all goods and services here (with FEW exceptions).

I am assuming you want a turnkey furnished since you only want to stay for the winter?

Either way, you should be able to find something. Check the online version of the West Hawaii Today, Craigslist, or feel free to PM me for any help. There are several realty property management companies not to mention private individual landlords here in Kona that should be able to help you out.
