Frankly, I would not want to live too close to the ocean. It is an awesome, almost spiritual thing and I would not want to become too accomodated to it. Also the area close to the ocean is a very corrosive environment for all things metallic. What I do enjoy is seeing the ocean up close on a regular basis, swimming in it, etc. Every time I see the ocean, smell it, feel its spray; its awesome.

Save the ocean views, cut all the trees! JK
There are areas in Mountain View that have a nice (distant) ocean view...around Huina rd. or South rd.

Thank you all for your input. I just would like an ocean view, distant is fine. Too close to the ocean has it's own issues as mentioned.

When looking at properties, it is nearly impossible to see if trimming some trees would reveal the ocean, and if those trees are even on your property.

My quest continues.

What price range are you looking at? Vacant land or house? County water or catchment?

I live in Discovery Harbour, between Naalehu and Ocean View. I have beautiful ocean views, with the ocean being 5 miles away as the crow (or 'io) files. Because our subdivision goes from 800 foot elevation to 1400 foot elevation and has lots of green space with the golf course, many properties have ocean views. Of course, the best way to tell if your property will have ocean views is if it is already cleared. But generally with a neighborhood like mine you can tell from the surrounding cleared lots.

Because we have county water and don't have to rely on rain, you can have lush landscaping. I have pineapples, mangos, papayas, lilikoi, and bananas, plus a ton of flowers.

Good luck with your search.

A couple posts mention discovery harbor, I wasn't really aware of it. I will start looking at listings in that area. I would prefer a house, rather than building myself, but that is not set in stone. It does look lush and green. Thank you.

If you have the money and can stretch a bit then nothing comes close to Hamakua just N of Hilo. Your property will appreciate a lot more in time, you will have better neighbors, and if you do not mind to deal with SMA restrictions you can actually find land at decent prices...you just have to keep your eyes open. Lava zone 8.

Mark, what are "SMA restrictions"?

SMA=Special Management Area
Usually you will find these lots next to ocean, rivers or forests. There are levels of restrictions and depending on that level you are restricted or permitted from altering the natural state of the land i.e. cutting the trees, leveling, building, etc.
This is a must know for everyone buying land on the islands as it can impact your building plans and prevent you from getting financed...and as usual, the real estate agents are completely clueless when it comes to SMA and sellers will rarely mention it.

Not sure if anyone has mentioned it yet and it is by no means a replacement for seeing it in person but you can learn a lot about the different areas and even hints at their possible views by using the street view in google maps and do a digital drive around the different areas.
Good luck

Yes, street view is nice but not up to date in most cases. I went to see a home in Orchidland couple years ago, all looked nice on street view but when we got there the neighbors were living in a tent and everything around was a mess.
My point is do not count on street view to get the full picture.
