Default Jefferson Park area of Irondale?

Hello all! I am considering buying a small house in the Jefferson park area of Irondale (near the corner of 459 and 20; not far from the Zamora Temple) as an investment property. Small home, nothing fancy, under 100K. Unexpected opportunity. Don't know much about this area. Does anyone know if this area is likely to be developed? Is this an area that I am going to have trouble finding a renter??
Any advice or knowledge appreciated!
