those were 5 good questions and my opinion is that i think that it's not just a moment thing that it could possibly get better and better as time will tell and get a dependable transit in place to connect throughout the districts downtown (uptown, parkside, southside, and lakeview) would be a tremendous boost to everyone living and visiting downtown. as far as retail goes, it only takes one company to get the ball rolling before everyone else jumps on board. redeveloping historic old building are also making a big difference for downtown in a lot of ways...buildings don't just sit empty and degraded anymore and now people see that things are changing, now wants to be downtown alot more. and that's were the demand for housing is at a high right now. and last that's why more and more investors are investing in what they see as the biggest market in Birmingham right now, downtown
