Lightbulb Shelby County Development

I have 300+ acres in Shelby county Located on HWY 43 off the 280.
All of my lots have access to hwy 43.

I live in California and have only visited the property- I noticed Very Very nice houses along HWY 43.

I would like to develop the land ASAP any ideas?

What kind of market?

Zoning?

Needs and services for the area?

300 acres on highway 43.... wow. you are sitting on a goldmine.

im very familiar with the highway 41 corridor, and since the 43 corridor is in the same neighborhood, i would think essentially the same thing applies.

there are TONS of homes going up out there.

highland lakes is developing just to your north, as is mount laurel. these are two pretty large subdivisions along highway 41.
also a few miles to your south and east in chelsea and westover there are thousands of homes being built.


i definitely think there will be a demand for commercial business with the thousands of new homes going up in this area. that being said, i would imagine the cast majority of that would be best placed with highway 280 frontage.

residential may be the way to go. it seems like there is a limitless demand down there right now.

you may also want to try to get in touch with big developers in the birmingham area and see what they think., there may be owners of land that are contiguous with yours that could be combined into a really large project... who knows.

Geeze Louise! He wasn't kidding. You might need a local rep, or, I know of an experienced engineer/project manager who could guide development if he has the time and inclination. You would have to do something seriously wrong to screw up this situation. You are sitting pretty.

How far down Hwy 43 are your lots? I have family that has lived in the area for years, one of my uncles is a contractor in the area as well.
