    I believe it came down because there are so many first time home buyers and landlord investors out buying, coupled with the fact that bank owned properties have been lowering their prices so they are selling fast.

    This is an overall number. It will look different in the particular price ranges. The low price ranges may show a smaller inventory, while the higher prices ranges, over 300k will show higher inventory.
